With six properties in the pipeline and a wider expansion plan set for 2025, Aethos is a lifestyle hospitality brand built on a pioneering concept of hosting: a collection of boutique hotels, resorts and members' clubs designed for a global community of conscious explorers who seek barefoot luxury, memorable experiences and authentic inspiration for the body, mind and spirit.
Aethos operates four properties around Italy: Aethos Milan; Aethos Monterosa (located in the Italian Alps); Aethos Saragano (in Umbria) and Aethos Sardinia. This diverse portfolio combines urban sophistication with leisure escapes, all focused on delivering exceptional guest experiences. Aethos aims to create a collection of properties that will serve as clusters for its guests to enjoy. These clusters will comprise a city destination and a countryside or seaside destination within driving distance, offering a diverse range of experiences.

**Key Responsibilities**:
**Facilities Maintenance & Operations
- Oversee daily maintenance operations, ensuring all equipment, guest rooms, public areas, and facilities are maintained to the highest standards.
- Ensure that electrical, plumbing, HVAC, and other mechanical systems function effectively.
- Develop and implement preventive maintenance programs to reduce downtime and extend the life of the hotel's assets.
- Manage emergency repairs quickly and efficiently, minimizing disruption to guests and operations.
- Maintain the hotel's appearance by coordinating repairs such as painting, carpentry, and other aesthetic improvements.
**Team Leadership and Supervision**:
- Supervise, train, and support on-site maintenance staff, including technicians, contractors, and external service providers.
- Conduct regular performance reviews, training sessions, and safety briefings.
- Provide guidance and troubleshooting support for complex technical issues
**Budgeting & Financial Management
- Oversee the maintenance department's budget, manage costs, and ensure resources are used efficiently.
- Coordinate with the finance department to manage purchasing, inventory, and contract negotiations with external vendors.
- Maintain accurate records of all maintenance activities, equipment, and work orders, ensuring transparency and accountability.
- Prepare maintenance and repair cost reports for upper management.
- Ensure safety standards are met, providing staff with proper training in the use of tools, equipment, and safety protocols
**Reporting and Documentation
- Maintain accurate records of maintenance activities, repairs, expenses, and equipment histories for each property.
- Provide monthly and quarterly reports to senior management, outlining maintenance activities, expenses, and future needs.
- Track and report on key metrics related to maintenance performance, equipment downtime, and maintenance team productivity.
**Regulatory Compliance
- Ensure compliance with local, state, and federal health and safety regulations, including fire safety, sanitation, and building codes.
- Coordinate inspections with local authorities and ensure all certifications and licenses are up to date.
- Maintain up-to-date knowledge of environmental regulations and implement energy-saving initiatives where appropriate.
**Coordination with Other Departments.
- Work closely with the housekeeping, front desk, and food & beverage departments to ensure timely and effective service.
- Respond to maintenance requests from guests or hotel staff in a prompt and professional manner.
- Coordinate projects with outside contractors, ensuring that work is completed to the hotel's standards.
**Crisis Management & Emergency Response
- Develop and manage contingency plans for any maintenance-related eme
