Hotel Real Estate Specialist (Italy, Milan) Job Summary: We are seeking a dynamic and experienced Hotel Real Estate Specialist to join our team.
This role combines the strategic sales acumen of a real estate broker with deep operational knowledge of hotel management.
The ideal candidate will be responsible for maximizing property value and investment returns through effective sales strategies, while also understanding and optimizing hotel operational metrics such as cost per night, cost per occupied room, average daily rate (ADR), and gross operating profit per available room (GOPPAR).
This role will involve locating and identifying plots for hotel development, ensuring strategic growth and profitability.
Responsibilities: Real Estate Sales and Acquisition: Identify and pursue investment opportunities in the hospitality sector, particularly in hotel properties.
Conduct thorough market research and analysis to identify potential plots and properties suitable for hotel development.
Evaluate feasibility and financial viability of development projects, considering factors such as location, zoning regulations, market demand, and potential ROI.
Develop and execute effective sales strategies to acquire plots and properties for hotel development.
Site Selection and Development Planning: Collaborate with architects, engineers, and urban planners to assess site suitability and develop conceptual plans for hotel projects.
Negotiate land purchase agreements and navigate zoning and permitting processes to secure development approvals.
Coordinate due diligence activities including environmental assessments, feasibility studies, and title reviews.
Operational Insight: Analyse and interpret hotel operational metrics such as ADR, occupancy rates, and GOPPAR to assess property performance and inform development decisions.
Collaborate with hotel management teams to optimize operational efficiency and profitability of new developments Provide strategic recommendations for project design and amenities based on market analysis and operational insights.
Financial Analysis and Project Management: Prepare detailed financial models and forecasts to evaluate development opportunities and project returns.
Manage project budgets and timelines, ensuring adherence to financial goals and operational benchmarks.
Monitor construction progress and mitigate risks throughout the development lifecycle.
Relationship Management: Cultivate and maintain strong relationships with property owners, developers, investors, and local stakeholders.
Serve as a knowledgeable advisor to clients, providing insights into market trends and investment opportunities in hotel development.
Legal and Regulatory Compliance: Ensure compliance with all legal and regulatory requirements related to land acquisition, zoning, permitting, and hotel development.
Oversee contract negotiations and documentation related to property acquisitions, sales, and development agreements.
Qualifications: Experience hotelier industry in management minimum 2 years; Proven experience in real estate sales and hotel development, with a strong track record of identifying and acquiring plots for hospitality projects.
Strong analytical skills and proficiency in financial modelling and analysis.
In-depth understanding of hotel operational metrics including ADR, occupancy rates, and GOPPAR.
Excellent negotiation, communication, and project management skills.
Ability to thrive in a fast-paced, dynamic environment and manage multiple priorities effectively.
Knowledge of legal and regulatory aspects of real estate transactions and hotel development.
