You will be part of a young and dynamic group, working in a fast-paced setting on a national and international level, where you can make a real impact. Reporting directly to the Portfolio Manager, you will play a key role in the development of our 1 million sqm of assets in Italy, contributing to tangible projects to strengthen our position as a leader in the last-mile logistics real estate market.
Under the guidance of talented and driven colleagues, you will deep dive into data, gain valuable insight and work with top-tier tools and reporting systems. As a Portfolio Analyst Intern, you will take on responsibilities at national and international level, playing a crucial role in optimizing the country performance and ensure accurate high-level reporting to our institutional investors and stakeholders. As a local market specialist, you will support our growth with comprehensive analyses on the Italian market, connecting these insights with our broader strategic goals. In addition, you will support in the analysis of real estate asset management and investment opportunities.
In a fast-paced setting filled with challenges, you will demonstrate motivation and precision in handling daily tasks but also possess the ability to structure the business problem and take action to solve them. You will maintain trust-based relationships with our colleagues from PM (Portfolio Management) and FPA (Finance, Planning and Analysis) teams, based in Amsterdam and London, to understand business challenges and needs on a project-by-project basis or for longer-term initiatives.
You will be based in our Milan office and access to state-of-the-art tools, offering you the flexibility to work from our offices and from home. **What you'll do
- Provide analytical support to the Portfolio Manager, the Country Director, and the local Asset Management team on key portfolio metrics (e. g. occupancy, NOI, capex) for stabilized assets and opportunities for value creation.
- Conduct in-depth analysis of the key metrics and prepare high-quality reports on past, current, and projected performance with high-quality outputs.
- Ensure data accuracy during the tracking of key metrics and analyse the portfolio performance to identify risks and opportunities (e. g. variances to budget) to drive the business growth.
- Collaborate with the Portfolio Management and FP&A team based in Amsterdam by providing country-specific data for regular and ad-hoc reporting.
- Gain a solid understanding of commercial real estate, conducting high level market research to identify current trends and opportunities as well as macroeconomic research.
- Offer comprehensive support in analysing whether to hold or sell individual assets, collaborating on business plans for assets and the annual budget.
- Learn to use portfolio management and performance tracking systems (Yardi, Tableau, Excel, credit scoring systems, etc. ), helping us optimizing our systems and processes.
**What you'll bring
- You have a solid academic background (such as a Master's degree) in a relevant field, such as finance, accounting, economics and real estate.
- You have less than one year of professional experience in real estate or asset management, or in leading auditing or consultancy firms.
- You have strong skills in calculation and analysis, with the ability to work with large and complex data sets (Excel). You can quickly process and keep track of new data with ease.
- You have a business mindset and excellent communication skills, understanding numbers and being able to explain them to others.
- You work effectively in a fast-paced environment. Tight deadlines motivate you, and you work quickly and efficiently.
