Project Manager, Building Openings

The Building Openings Project Manager's mandate is to manage a building launch's budget and to own the end to end process of setting up new Sonder properties (apartments and/or hotels) from property condition assessment, managing construction / renovations, facilitating design, directing all property installation work, overseeing the furniture, fixtures, and equipment (FF&E) fitout, and staging photoshoots until each property is ready to host guests.
We're growing quickly and need someone who deeply knows operations, project management, and fast-paced environments to manage projects of increasing complexity as we scale.
**AT SONDER YOU WILL**:
**Open new Sonder properties on time, on budget, and on brand
- Consult with real estate development team and development managers to provide key openings insight to support development of accurate statements of work and opening budgets for prospective properties
- Manage and ensure the implementation of Sonder's bespoke openings playbook
- Ensure properties are opened to brand standards while managing the budget associated with each project to reduce cash burn
- Makes on-the-ground decisions during move-in phases to meet opening needs and stick to budget
- Gather and report critical data along all phases of the building openings process including construction / renovation milestones and critical building opening dates
**Hire and manage the best openings talent in the industry
- Hire, manage, and develop a team of 1-3 openings agents in the region with a goal of maintaining high utilization and satisfying all growth needs.
**Manage internal and external stakeholders and ensure they are informed, consulted, and on track
- Support Senior Openings Manager in the on-going development of Sonder's openings capability, provide timely feedback and information for regional reporting and data gathering needs.
- Manage external stakeholders including developers, general contractors, architects and code consultants to advocate for Sonder's interests at all phases of the renovation process from due diligence to closeout, including site inspections
- Issue and review RFPs for project-specific work (logistics providers, network installers, lock vendors, 3PLs, photographers, etc. )
and negotiate and support vendor agreements / contracts
**WHAT WE LOOK FOR**:
- Minimum 6 years of professional experience, including experience hiring and managing a team, managing remote resources is a plus
- A consummate project manager with exceptional organizational skills, and a proven track record of prioritizing tasks in order to meet tight deadlines
- Excellent oral and written communication skills, including the ability to identify and convey critical information to stakeholders quickly and precisely, influence and motivate indirect stakeholders to act
- Exceptional decision making and critical problem solving skills; able to objectively present alternatives and provide recommendations that deliver results under constraints.
- Architecture, event management and/or interior design experience is a plus.
Hospitality openings and/or residential real estate development experience is a plus.
- A proven ability to handle ambiguity in the absence of defined systems and processes and with mínimal supervision
- A willingness and enthusiasm to get your hands dirty when needed
- A team player who cultivates a positive culture, coaches the team, and can manage change
- Past experience with early/mid-stage startups, procurement, logistics or supply chain a plus
- Ability to travel 50% as projects require; preferred to have individuals located in markets with an easily accessible airport and centrally located in one of Sonder's EMEA regions.
