Real Estate Lead - Infrastructure Development
What to Expect
- The Real Estate Lead is responsible for managing all Real Estate activities within their respective region, such as acquisitions of new locations, management of existing locations and guidance to the regional team. This person will continue to directly undertake projects, but have responsibility for direct reports and workload. We are seeking someone with real-estate background to help develop a profitable portfolio of properties within Europe, Middle East and Africa region (EMEA). The individual will also be responsible for the renewal, relocation and expansion of existing locations. Ideally someone with a premium retail/automotive brand or brokerage firm background who understands the dynamics of the entire development cycle. The Real Estate Lead works closely with our Construction Managers and Architects to open locations on time and under budget. Real Estate lead will be reporting to Regional Manager.
This position requires a strong understanding of business processes and operations, as well as the willingness to adapt to and excel in a dynamic business environment. The Real Estate lead should be a problem solver who can work with a large number of stakeholders to help drive cross-functional teams to a common goal.
What You'll Do
- Provide leadership by building and motivating team members to meet project development goals, adhering to their responsibilities and milestones
- Monitor staff performance and complete performance reviews
- Ensure the alignment with real Estate Forecast of new store openings and operational objectives and goals
- Ensure that the New Store Openings Milestone plan and existing portfolio remodel/expansion plan is up to date by aligning on a quarterly basis with the Service and Sales Business Planning and local SSD leadership teams
- Ensure Real Estate database (TRT) and Infra Dev database (VIA) is always up to date
- Effectively communicate project expectations to team members and stakeholders in a timely and clear fashion.
- Gather and evaluate economic, demographic and other market data to identify and prioritize key trade areas
- Responsible for researching and analysing sites in EMEA to established guidelines, procedures and policies
- Scout actively and in person for possible locations and develop relations with developers, possible landlords and municipalities to enlarge Tesla networks
- Visit and inspect prospective properties to determine suitability
- Prepare site evaluation packages for executive management
- Negotiate LOI and work letter alongside outside real estate broker
- Negotiate and review lease alongside outside Counsel
- Effectively manage outside brokerage and legal relationships
- Understand zoning and licensing requirements and works with outside Counsel for each location
- Works closely with project manager, design manager, accounting and finance teams throughout the lifecycle of the lease to help determine build-out and capital budget amounts
- Negotiates tenant improvement allowance amounts from Landlords
- Manage existing portfolio strategy, which will involve various tasks, such as renewing/terminating leases, acquiring parking spaces, negotiating bank guarantee returns, auctioning lease critical dates etc.
- Provide regular reports to the Regional Manager and Regional SSD leadership team.
- Meet KPI and other measurable results quarterly
What You'll Bring
- Degree in relevant area of study or equivalent experience and evidence of exceptional ability
- Strong leadership and executive presence - including effective communication skills
- Highly organized, able to project manage multiple projects in various phases simultaneously
- Ability to work in a fast-paced, growing environment characterized by quickly changing priorities
- Demonstrated ability to identify business process issues and drive process improvement by aligning with and leveraging the Southern InfraDev team
- Open-minded self-starter with the ability to adapt, improvise and problem solve, outspoken about what is needed to get a job done
- Extensive experience of deal making for a commercial brokerage or an in-house role, preferably in retail or industrial development
- Exceptional ability to gather, analyse and present demographic and financial data in executive level reports
- Ability to identify potential problems and resolve before they become large issues
- Experience with planning and zoning preferred
- Proficient with MS Excel and PowerPoint
- Fluency in English & Italian are preferred
- Ability to travel up to 60%
- Valid clean driving license
