Real Estate Manager Italy & Greece
Purpose:
- The Real Estate Manager plays a pivotal role in the day-to-day operations and management of our real estate business in O&O, Commissionaire and franchise business models. This position aims to ensure the efficient and profitable performance of our O&O and partner properties, maintain positive tenant & partner relationships, and contribute to the overall success of the Levi´s B&M DTC business
- Contribute to the retail and real estate strategy for the assigned geography to grow the business profitably through excellent execution
- Develop and grow Levi´s store portfolio through investigating, negotiating and closing deals for new Levi´s stores, across all retail business models: O&O, Commissionaire and Franchise based on an extended knowledge of real estate business and the market.
- Define and execute development plans, manage the relationship with Landlords including negotiations and drive the transition towards excellence in real estate management
- Manage and constantly assess the existing portfolio of stores (openings, refits, relocations, closings, contracts, locations, partners) in order to improve the profitability of the retail channel and brand visibility in the market
Key Results:
- Expand and develop Levi´s store B&M DTC portfolio:
- Achieving Annual Finance Plan by hitting the agreed number of projects and delivering estimated revenue potential
- Implement Levi´s DTC and real estate strategies by market and partner, considering the underlying business model
- Execute the strategic and annual Plan of the region with regard to the real estate & expansion across O&O, Commissionaire and Franchise business models
- Grow the business through increasing and developing our store fleet across all business models
- Drive profitability through a continuous store portfolio assessment and understand current store locations to evaluate if they are still appropriate and in line with the DTC strategy. Achieve rent savings through re-negotiations and market expertise
- Financial Management:
- Develop and manage projects budgets/capex in collaboration with the finance team and SP&C/BX
- Analyze financial statements and implement strategies to meet or exceed financial goals and meet Global thresholds by project
Key Responsibilities:
- Lead the real estate portfolio in the region.
- Closely cooperate with the SP&C team to discuss refits or store openings.
- Ensure all needed projects are well prepared and presented for Retail Property Board approval. Collect all the data and present them in an accurate and timely manner. Cooperate with Finance to define the P&L to submit to the Retail Property Board.
- Manage and constantly assess the existing portfolio of stores (store openings, store closings, new/terminate franchise contracts, new locations) in order to improve the Productivity and Profitability.
- Proactively renegotiate, change and extend contracts of the existing stores portfolio. Negotiate rent reviews with the landlords.
- Develop and maintain contacts with Real Estate brokers, landlords, mall operators, and other contacts to ensure sufficient pipeline of potential store locations and to develop an in-depth knowledge of the Retail Real Estate market to identify threats and opportunities for the portfolio of stores.
- Find potential locations for O&O and partners and evaluate them both strategically and financially. Provide qualitative and commercial benchmarks. Negotiate rents, terms and conditions with landlords.
- Provide timely and accurate retail Capex and A&P updates by individual project for the Region.
- Deliver visibility of the local business, customer, consumer & sell-through market intelligence
- Maintaining, updating and owning business relevant overviews: Property Summary, Partner Master Overview, Expansion/Capex Tracker to provide all relevant information to critical departments like FP&A, BX/SP&C, Planning, Trading
- Propose and agree on the most locally relevant strategy to grow the Franchise footprint in the market. Share insights and recommendations regarding terms and conditions, in order to negotiate and improve the franchise agreements.
- Selection of partners: Find and develop new franchisees in line with Levi's requirements, contracts and processes. Contact and discuss with potential new partners the ways of working and benefits of the franchise model.
- Contract management: Active player in the negotiation with franchise partners, defending the company's interests and explaining requirements and ways of working
- Deliver and manage with transparency & integrity, exhibit LS&Co values & Co. Expectations. Ensure required level of compliance and governance for managed area of the business in regards to policies and procedures set in the company
- Ensure the cost effectiveness of expenses (individual and team as relevant), monitor T&E, vendors. Ensure proper budget planning and spend in line with company rules.
