The Real Estate Project Manager, reporting to the Real Estate Manager, is responsible for the end-to-end management of real estate projects on instrumental buildings, such as the reposition or refurbishment within the existing portfolio as well as new openings, and the optimization of logistics and distribution facilities.
The role is responsible for managing the projects within key milestones, budget and quality, ensuring that each project is completed on time, within budget, and aligned with the company's operational and strategic needs.
Is also responsible for the ordinary Property Management activities related to the assigned buildings, such as: monitoring and execution of activities aimed at maintaining the achieved regulatory certifications, management of the relationships with the Landlord, monitoring and reporting of recurring costs of the function.
Key Responsibilities 1.
Real Estate Acquisition & Development Identify and assess expansion opportunities for new warehouses and distribution centers based on operational and strategic requirements.
Analyze the logistics real estate market, evaluating locations, costs, and operational impacts.
Negotiate sales agreements, lease contracts, and rental agreements with property owners, developers, and investors.
Coordinate technical, legal, and financial due diligence to ensure project feasibility.

Construction & Renovation Project Management Plan and oversee the development of new logistics hubs, warehouses, and distribution centers.
Collaborate with architects, engineers, and contractors to ensure compliance with building regulations and company requirements.
Define and monitor project budgets, identifying risks and cost-saving opportunities.
Ensure project timelines are met while coordinating activities with internal stakeholders (Operations, IT, Finance, Legal).
Implement innovative solutions for energy efficiency and sustainability in logistics facilities.

Real Estate Portfolio Optimization Manage and optimize the existing logistics real estate portfolio to maximize value and minimize operational costs.
Monitor and negotiate lease renewals, contract renegotiations, and property upgrades to maintain cost-effectiveness.
Define consolidation or expansion strategies based on business needs and market trends.

Compliance & Safety Ensure that all projects comply with local, national, and environmental regulations regarding construction, safety, and logistics.
Manage LEED, BREEAM, or equivalent certifications for sustainable and energy-efficient properties.
Oversee safety and maintenance plans for logistics real estate assets.

Stakeholder Management & Reporting Collaborate with suppliers, public authorities, developers, and consultants to ensure project efficiency Provide regular reports to senior management on project progress, key performance indicators (KPIs), and financial performance.
Present business cases for real estate investments to company leadership.
Requirements Education & Experience Bachelor's degree in Civil Engineering, Architecture, Real Estate Management, or a related field.
Minimum 3 - 4 years of experience in real estate project management, preferably in the logistics, distribution, or industrial sector.
Strong knowledge of the logistics real estate market, leasing dynamics, and industrial property development.
Experience managing construction and renovation projects for logistics or industrial facilities.
Technical Skills In-depth knowledge of urban planning and building regulations.
Proven experience managing multi-million-dollar budgets and cost control.
Proficiency in project management tools such as MS Project, Primavera P6, or similar software.
Ability to read and interpret technical drawings, zoning plans, and construction documentation.
Soft Skills Excellent negotiation skills and ability to manage relationships with property owners, developers, and suppliers.
Strong problem-solving abilities and strategic decision-making skills.
Leadership and experience managing cross-functional teams.
Effective communication skills, with the ability to interact with senior management.
Results-oriented and capable of working under pressure.
Languages Italian: Native or fluent.
English: Fluent (essential for international negotiations, reporting, and supplier management).
Additional languages: Spanish are a plus.
Availability for national and international travel for site inspections, developer meetings, and technical evaluations.
